HOW THE REBATE WORKS
 

IMPORTANT: You must contact us first before you visit any builder's model homes or showrooms. We have to register you with each builder to inform them that we are representing you in your new home purchase. If you have already contacted a builder, you MAY NOT be eligible for a rebate with that builder, but we can help you find a home with a different builder.

Our new home buyer rebate program sounds very simple because it is!

When you use our professional services to represent you in the purchase of your new home, we will contribute back to you 2% of the sales price on your new home.

The rebate will have to be shown on the HUD-1 settlement statement. You can use the rebate to pay for closing costs, upgrades, or reduce the principal of your mortgage.

Your lender may have restrictions on how or if you receive rebates. Please check with your lender.

Rebates on the purchase of homes in Texas are 100% legal as long as all parties to the transaction are informed of the rebates. This is the reason we require all rebates to be on the HUD-1 Settlement statement. Most lenders permit rebates, it is your responsibility to check with your particular lender. Please have them contact us if they have any questions.

Our professional services are 100% FREE to you!

The home builders will compensate us for our services and that fee is already built into their profit margin. This is usually 3% of the sales price. Some home builders in Texas will compensate only on the "base sale price" of the home, not on any upgrades. You will receive 2% of the sales price as determined by the builder. Always feel free to contact us with any questions!

REMEMBER: Using Get2Percent.com rebate does not increase the amount of the home. If no real estate company is used, the builder will simply pocket the profit, and it is always best to have someone representing YOU!

What Do You Need to Do?

1. The first thing you need to do is contact us! We can discuss with you the different Texas home builders, what are your criteria for your new home, and the process of visiting the model homes of builders and filling out "guest cards."

2. Get pre-approved for a loan. If you have not already been pre-approved by a lender for a loan we will help you through the process. We can suggest local lenders that we have used in the past with good results.

3. Start looking!! YOU MUST CONTACT US FIRST before you can start visiting builders’ models or filling out "Guest Cards" in the area you want to live. It may cost you thousands of dollars if you don’t.

4. Narrow your search. When you are ready to sign a contract to purchase, we will counsel you and speak with the builder or their rep on your behalf.

5. Contact us with any questions. During the building process please contact us if you have any questions.

6. We will review all documents prior to the closing of your new home.
