1. Do I pay more for a new home if you represent me???
No!! Absolutely not, There is no cost from us to represent you, and builders do not increase the price, or reduce their discounts whether you have a real estate agent or not.
Builders will not reduce the price of a home by 3% because an individual did not use an agent. They would not want to risk alienating agents, because agents make up 50% or more of many builder's home sales. They simply pocket the profit and move on to the next sale.
Also, being that we do this frequently we are aware of the best deals made to previous clients, and can do our best to get you the same deal or better.
2. Is the rebate program only for new homes in the Houston area?
No, We are licensed by the State of Texas and are able to provide the rebate program anyhere in the State.
3. It seems to good to be true, what is the catch?
There is no catch! It is very simple; most clients that are looking to build want to visit builder's model homes without the agent having to call to make appointments, finding driving directions, taking time to show several houses, etc. This saves us time and we believe you should be rewarded for your time and effort.
4. How do you make money if you rebate most of your commissions?
Our company allows us to keep 100% of our commission which means that we are free to split it however we want with the transaction parties. We also make up for it by doing more transactions where the buyer's share in the profits. Also, alot of real estate agents spend too much time with listings that may not sell, or showing buyers that may not buy. Bottom line is when you are ready to build a new home and you use our professionals services to represent you, we both WIN!
5. How much money will I receive at closing?
The amount of the rebate on your new Texas home will be based on the amount the new home builders compensates us at. If they pay a 3% commission on a sale of a $200,000 home. We would give you 2% or $4,000. If it were a home of $400,000 we woud give you $8000. If you have any questions about what the exact rebate would be, we can find out for you by contacting the builder on your behalf.
6. I am already registered with or have been talking to a new home builder, can I still get a rebate?
Most of the time the answer is no. We certainly understand the builder not want to add us on in the middle only to put more money in your pocket. A builder wants to know at the FIRST MEETING if you have a real estate agent representing you, this includes "Guest Cards". However, if you are still contemplating other builders that you have NOT visited, now would be the time to let us act on your behalf. Also, in some instances builders reps will allow an agent to be put on a deal after that first meeting, because they understand the importance of buyers having independent representation.
7. Do you represent the builder?
No, we represent only you on the transaction. While we may know many details from emails or previous visits to a builder. We enter into an agreement that states we will represent you and keep your information confidential when determining what is best for you. Builder's reps are trained to sell the home and the builder above all other competitors. IT IS THEIR JOB!
8. Are rebates legal in Texas?
Yes, rebates are 100% legal in Texas. All parties to the transaction are required to be informed of the rebates, including your lender. This is the reason we require the rebate amount be listed on the HUD-1 Settlement Statement (Closing Statement.) Rebates are also legal in most States.
9. What are Builders "Spec Homes?" Would I still get a rebate if I bought a "Spec home?"
Yes, in almost all cases builders treat spec or homes they have already built (inventory homes) just like any other new home sale. Often times, builders are offering greater incentives to buyers on top of their existing promotions. We receive a list from builders weekly updating us on their inventory and promotions. 10. What if I want to buy a "resale" or existing home?
While we will be happy to represent you and even provide you with a rebate, the amount will depend on how much time it takes to find the home contracted upon. Please call us and we will create a WIN-WIN.
11. Are you an out of state company?
No, we are located in Houston, Texas. We are professional full-time real estate agents that know the market and want to provide the best results for you. We can even contact agents in other Texas markets should that be required to get the information important to your transaction.
12. How do you define "New" homes? "Resale"?
A "New" home is one that is being sold by a builder directly. Resales are sold by any other third party or individual.
13. Do I need to get pre-approved by a lender?
Yes, while many of the builder's incentives (ie. upgrade allowances, discounts, etc.) are tied to using their in house lender (which is not always a bad thing) we can put you with someone who can prequalify you to give you a price range and we can go from there. If our lenders have a better deal when all is said and done, GREAT, if not, no hard feelings. Our lenders will always treat you as a top priority.
